Keeping the Character, Adding Modern Comfort

Many Bristol homes, from Victorian houses in Clifton and Cotham to 1930s family homes in Bishopston and Horfield, have great character but layouts built for a different way of living: small separate rooms, little light and poor insulation.

We renovate them for how you live now. That can mean knocking through walls to open up the ground floor, installing steel where the structure needs it, upgrading electrics, heating and insulation, and finishing every room to a high standard, while keeping original features like cornicing, ceiling roses and fireplaces wherever possible.

Built on Accuracy & Method

Planned Properly, from Start to Finish

A renovation has a lot of moving parts. We plan the structure, services and finishes before work starts, so the job runs in the right order and you know what’s happening at each stage.

Structure & Damp

Before anything is finished, we check the structure: load-bearing walls, floor joists, chimney breasts and damp. Where steel or structural work is needed, we install it to the structural engineer’s design, arranged by us or provided by you.

Electrics, Plumbing & Heating

Wiring, pipework and heating are planned and installed while the walls and floors are open, so everything is in the right place before plastering and nothing has to be chased out later.

Insulation & Comfort

We upgrade insulation in walls, floors and roofs to current Building Regulations, helping your home stay warmer in winter, cut heating bills and feel quieter between rooms.

One Team, One Point of Contact

You deal with one person from first visit to handover. We coordinate every trade on site, keep you updated on progress and costs, and let you know early if anything changes.

Got Questions?

Frequently Asked Questions

Essential clarity on timelines, Building Regulations, party walls, and budgeting for house renovations across Bristol.

Ask Our Engineers Directly
How long does a full house renovation typically take in Bristol?

Timelines vary according to project scope. A focused internal reconfiguration and new kitchen typically spans 6 to 10 weeks. A whole-house, back-to-brick refurbishment of a Victorian or Georgian terrace usually takes between 12 and 18 weeks. During the pre-construction phase, we issue a clear Gantt chart schedule outlining weekly trade milestones so you can plan logistics with certainty.

Can we live in the property during a major renovation?

For targeted reconfigurations or single-floor works, phased habitation is possible, and we implement rigid dust partitions and temporary cooking provisions. However, for full back-to-brick renovations involving structural knock-throughs, re-wiring, and subfloor heating, we strongly advise temporary accommodation. Vacating the property ensures faster progress, reduced overall costs, and a much safer environment for your family.

Do I need Building Regulations approval or Planning Permission?

Internal alterations rarely require full Planning Permission unless your building is Grade I or Grade II listed, or you are adding exterior alterations in a Conservation Area (such as Clifton or Redland). However, Building Regulations approval is mandatory whenever you remove load-bearing walls, upgrade thermal elements (Part L), replace drainage, or rewire. Archex Build coordinates the entire Building Control application and final compliance sign-off.

How do you handle party wall agreements in terraced houses?

If your renovation involves inserting RSJ steel beams into shared party walls, removing chimney breasts connected to adjoining homes, or cutting into structural boundaries, the Party Wall etc. Act 1996 applies. We produce the required structural design packages early, assist you in issuing valid Party Wall notices to neighbours, and collaborate with your appointed surveyor to avoid construction delays.

How accurate are your renovation estimates and quotes?

Our quotes are comprehensive, itemised fixed-price contracts based on thorough preliminary architectural surveys and structural assessments. We do not provide vague ballparks that escalate later. Any potential variables (such as hidden historic subfloor rot in older period properties) are flagged transparently upfront with recommended contingency allowances.

Can you work alongside my appointed interior designer or architect?

Yes, absolutely. A significant proportion of our commissions involve partnering with leading Bristol and London-based architects and interior designers. We act as the technical main contractor, ensuring their architectural specifications and bespoke joinery details are built on-site with flawless millimeter precision.
